Send a WhatsApp invite with the lease summary. The tenant verifies their identity with Aadhaar OTP from their phone — anti-proxy-fill is built in, so the person signing is provably the person on the lease. Optional add-on background reports (employment, court records) launch May 2026.

Common questions

Do I have to be tech-savvy?

No. The flow is designed for a 65-year-old landlord on a 5-inch phone. If you can fill out a pincode, you can finish a lease.

Why 11 months and not 12?

Under the Registration Act § 17, leases of 12 months or more must be registered at the sub-registrar’s office — a half-day visit and a separate registration fee on top of stamp duty. An 11-month lease is fully legally enforceable and skips that step. We auto-renew it for you when the term ends, so you never lose continuity. You can still pick 12, 24, or 36 months if you prefer — we’ll flag the registration step then.

What if the tenant doesn’t have Aadhaar OTP working?

We fall back to OTP-on-PAN + video KYC. Every path is NeSL-recognised, so the lease is equally valid.

Can I customise clauses?

Yes — notice period, lock-in, maintenance split, penalty clauses, pets policy. Templates start you at 80% fit; the clause builder covers the rest.

Is the lease registered with the government?

For 11-month leases (the default), the e-stamp paper itself is the government-issued instrument — no sub-registrar visit needed. For 12+ month leases, the lease must be registered at the sub-registrar’s office; we offer a registration handler for ₹1,499 to take it off your plate.
